The mid-term rental market in Prague is undergoing remarkable growth, driven by regulatory shifts and increasing demand from specific demographic groups. With the tightening of restrictions on short-term rentals and evolving housing needs, Prague is positioning itself as a leading model in the transition towards mid-term rental solutions.

In numerous European cities, the rapid rise of short-term tourist rentals has led to issues such as housing shortages for residents, inflated property prices, and the transformation of entire neighbourhoods into tourist hubs. In response, Prague’s authorities, like those in other cities, have introduced targeted regulations to control this phenomenon. Another significant group driving demand for mid-term rentals is made up of travelling professionals and temporary workers. With its thriving economy and the presence of numerous multinational corporations, Prague attracts many consultants and employees relocating for specific projects. These professionals seek flexible housing options, often located near business districts or well-connected to public transport. Districts such as Karlín and Smíchov, known for their excellent infrastructure and high quality of life, are particularly popular among those seeking mid-term rental solutions.

Moreover, an emerging category contributing to the rise in mid-term rental demand is digital nomads. These remote-working professionals are increasingly drawn to Prague due to its relatively low cost of living compared to other European capitals, alongside the high standard of services available. Digital nomads have specific needs, such as fast and reliable internet connectivity, access to co-working spaces, and comfortable living conditions. Mid-term rentals, with fully furnished apartments often located in central neighbourhoods, offer the flexibility and convenience they require.

To address the growing demand, Prague has initiated a series of residential projects specifically designed for mid-term rentals, aiming to increase the supply of accessible and high-quality housing for groups such as temporary workers and students. Companies like Cushman & Wakefield are spearheading large-scale developments tailored to meet this expanding demand by creating residences geared toward mid-term rental markets. These projects not only expand the available housing stock but also cater to a mobile population that increasingly seeks flexible living arrangements.

A noteworthy example of this trend is the residential redevelopment of underutilized urban areas like Smíchov and Holešovice. These neighbourhoods are receiving substantial investments aimed at constructing modern, functional apartments designed for individuals staying in Prague for work or study. In this context, Prague’s municipal government is actively collaborating with property developers to facilitate and promote the creation of mid-term rental housing, thereby addressing market demand while preserving the availability of traditional residential properties.
